Top 5 Problems Found During Home Inspections

1. Roof problems or damages are found in most homes as a result of wear, age or improper installation. Leaking roofs are a frequent problem caused by roof damage. Roof leakages are usually caused by damaged or old shingles or improper drainage and flashing. Stains in the ceiling are usually good indicators of current or past leaks. However some ceiling stains may also be due to faulty plumbing. Proper inspection will show the cause. Roof damages can be repaired before the sale or purchase of a home.

2. Electrical defects are commonly found in most home inspections. Usually the overload protection is found to be inadequate, the electrical service is insufficient and in many cases dangerous amateur wiring connections are found. Sometimes even electrical wires are found to be resting on the roof. Another defect that is found is double tapping, that is, two wires connected to one circuit breaker. The wiring is faulty in many cases and the shock protection is inadequate. These and other electrical safety problems can be sorted out by a licensed electrician.

3. Many plumbing problems are usually found during home inspections. Corrosion of pipes is an usual problem. Old or incompatible piping material can also pose problems. Bathroom additions that are not properly framed are quite common. Faulty and leaking fixtures and waste lines are also fairly common. Leaking at pipe joints as well as leaking faucets are also some common findings.

4. Defective heating systems are usually found by home inspectors. These include defects in the gas heaters as well as electric heaters. Broken or malfunctioning controls are common. Other common problems are blocked ducts, chimneys and unsafe and improper exhaust disposal systems. One may also find displaced bricks in the chimney and improperly stacked water heater draft diverters. In many cases violations of the plumbing code are found. These include water overflow piping being installed improperly, inadequate strapping, faulty gas piping and improper gas piping through walls and unsafe flue conditions. Leaking heaters are also fairly common.

5. Many structurally related problems are also commonly found in old homes. Several structural elements like, foundation, walls, rafters, floor joists, door and window headers are found to be damaged. In many old homes concrete beams and columns are found with portions chipped off. Cracks may be found in the structural components in a home. Most cracks are benign but some need repair by structural experts.
